What an Inspection Entails

Click Here for a video on what to expect with your inspection.

We will inspect the structure, systems, and components of the home, inside and out, from the foundation to the roof, using the latest tools and technology. Inspections can be done on new or existing homes.

Comprehensive Standards of Practice

As a state-licensed Certified Professional Inspector trained by InterNACHI, I adhere to a comprehensive Residential Standards of Practice. I will inspect all of the following, when visible and accessible:

  • Roof

  • Structural Components

  • Attic, Ventilation & Insulation

  • Exterior Cladding

  • Porch & Deck

  • Attached Garage

  • Driveway

  • Foundation

  • Basement & Crawlspace

  • Fireplace

  • Electrical System

  • Plumbing System

  • HVAC System

  • Interior, including:

    • Built-in appliances

    • Ceilings, Floors & Walls

    • Windows/Gazing

    • Doors

Radon

We use radon test kits to gather information about possible radon exposure in your home. All homes should be tested for radon.

Mold

Using special mold testing kits, we will inspect the air in your home for mold, as well as identify and track down moisture problem areas.

Drone

We use 4k-video-equipped drones to inspect the exterior of homes, particularly roofs.

Thermal Imaging

Using thermal-imaging technology allows us a visual overlay of heat in your home. We will inspect and identify problem areas with heat and electrical components.

Septic System Inspection

If excess water is observed at your septic system’s drainage area, we will conduct an inspection for functional flow and determine if your system is overloaded. If it is, we will advise on some further steps to take to remedy the problem.

Well Water Quality Testing

This is a timed test (one to three hours) to determine how many gallons per minute your well system can produce. The result will show: whether the well pump and pressure tank are functioning properly, whether the well is running dry or lacks sufficient recuperation, the reserve amount sitting in the well, and whether the occupants must increase the time between baths/showers, laundry, dish washing, and other activities that consume water.
